QSPM Ltd recently carried out a high level cost plan, for a private client wishing to have multiple extensions and internal refurbishment to an existing property in Reigate, Surrey.
The purpose of the cost plan was to offer a feasibility study to determine the most financially viable solution for the proposed project. Our cost plan highlighted the constraints of an extension, specifically the TAX status they hold versus a new build project. The cost plan also summarised total costs for each element of the building, e.g. Substructures, Frame, Roof and the alike, further highlighting the high value areas of the project. This will aid in value engineering exercises if carried out as the client and the professional team can easily identify key areas.
Our cost plan comes with a page of risk and opportunities. We populate this with areas we advise there may be risk to the client and or potential opportunities.
The cost plan also consists of work tabs per element of the building with approximate quantities per item of work associated to fulfil the remit for that element of the building. This aids in explaining the level of work and involvement required for the proposed project.
We priced this cost plan in the style of a Main Contractor, Subcontracting packages of works out, including Overheads, Profit and Preliminaries required. We also make an allowance for Design & Construction development contingency to aid the client in budgeting.
Overall the cost plan is a very useful document for budgeting and feasibility studies. It to acts as a tool to control and monitor value engineering activities to the design.
